After seven seasons of Extreme Makeover: Home Edition Ty Pennington has changed the lives of over 150 homeowners with help from celebrities such as Jessica Alba, Sheryl Crow and Bill Engel. “It’s one of those things where everybody wins – it’s just awesome to see people come out and make such a huge change,” he explains. Now he’s back in Rachael’s studio to help Jamie and Justin, two viewers who are nervous about purchasing their first home. The couple currently lives in a one bedroom apartment that is about 850 square feet and they’re hoping to purchase a condo with three bedrooms and two bathrooms. Ty gives them a few helpful tips to keep in mind when purchasing a home:

Hardwood Floors Add Value: When a home has carpeting, Ty explains, you never really know what’s going on underneath the carpet. Hardwood floors add value to a home, and oak floors are one of the most solid woods you can find.

Look for Energy Star®-Rated Appliances: Jamie likes granite countertops and stainless steel appliances, but isn’t sure exactly what to look for when it comes to kitchen basics. Ty suggests making sure the home has energy efficient appliances because they help save money on utilities, such as the amount of water and electricity used.

Look for Water Damage: Ty advises looking under sinks and above at the ceiling for dark discoloration, which typically means there is a leak.

Make sure the furniture isn’t hiding any flaws: Sometimes people strategically place furniture to hide discolorations in the flooring or other issues. So poke around!

Ty also reminds Jamie and Justin that things such as counter space in the kitchen and natural light are big pluses when househunting.
